The Flints Park Residential Masterplan explored how a significant greenfield site could be developed to deliver a commercially viable residential community while responding to the site’s landscape character, heritage values and long-term planning objectives.

Working alongside the wider consultant team, CPRW prepared a strategic masterplan that tested development yield, neighbourhood structure, movement networks and residential typologies to establish an integrated framework for future growth. The masterplan balanced housing density with quality public spaces and strong connections to the surrounding environment, providing confidence that commercial, planning and community objectives could be achieved together.

The residential typologies formed an important part of the feasibility process, enabling development potential, staging and market positioning to be tested as the masterplan evolved. Rather than simply designing individual homes, the project focused on establishing a robust development framework capable of supporting long-term investment and successful community outcomes.
